Rents & Procedures

There are a few things to consider when you rent a furnished apartment with ContactChile. You will have to leave a deposit of one month´s rent and to sign a contract. Here you find the most important conditions.

Rents

Apartment rents, as everywhere, depend on the neighborhood and the standard. In Santiago, a furnished apartment with one  room in downtown (Santiago Centro) will set you back between 450 and 600 USD per month, plus expenses; in a good neighborhood as Las Condes between 600 and 900 USD, while luxury apartments in a great location will cost up to 1,800 USD. Apart from these (water, electricity, gas, telephone etc.), you have to be aware of "gastos comunes" (common expenses, between 45 and 200 USD) which cover the maintenance and security of the building and sometimes include the (hot) water and/or the heating.

In most furnished apartments, you will be expected to stay at least two or three months (except our short-term options) and you are asked to pay a security deposit (normally, one month's rent) which is returned at the end of your stay.

Our agency's fee is a percentage of a month's rent (excluding expenses), depending on the length of your stay. We offer discounts of up to 20 percent to students.

Procedure

Your inquiry is free of charge. You may choose one or several apartments from our online database or ask for recommendations. We advise you on the best options for you. We also recommend to make a reservation with 2 to 3 months in advance.

When you decide for an option, we will ask you for some personal information and work/study details in Chile, as appropriate, and to pay in advance the security deposit and the agency's fee. This enables us to make a formal reservation for you. Please note that the only way to confirm a reservation is by sending this deposit. Once the wire transfer has arrived on our bank account or once we have charged your credit card, your reservation is binding, and the security deposit can be claimed by the landlord in case of no-show. After your arrival, you sign the contract directly with the landlord and pay the first month's rent.

You may send money using one of the following methods:

* Credit cards and PayPal charge a small service fee. Check with your executive.

If for any reason none of these alternatives work, we can try to hold the reservation but without guarantee.

Another option is to get to Santiago first and have a look personally at several vacancies, and then decide. Depending on the time of the year, there might be less vacancies than if you make a reservation in advance.
