Rents are quoted in Chilean Pesos (CLP). Rates mentioned in USD or EUR only serve as a reference and can vary depending on the exchange rate.
The agency fee is based upon the monthly rent and depends on the length of the stay. It has to be paid when making the reservation for the apartment.
In case of extension of the stay, the agency fee will be charged like a new rental, with a discount of 20%.
The reservationdeposit has to be paid to ContactChile. It consists of the agency fee plus the security deposit (normally, one month’s rent). The latter will be refunded at the end of the period, after open bills, damages and loss of items have been deducted from this amount.
Unless a different procedure has been agreed, the first month’s rent has to be paid directly to the landlord in Chilean pesos when arriving at the apartment, receiving the keys and signing the contract.
The rent shall be paid directly to the landlord at the beginning of each rental month. A rental month counts from the day you move into the apartment (i.e. from the 20th August to 20th September). In case you do not complete a full month at the end of your stay, you might negotiate a reduced payment directly with the landlord.
The security deposit is refundable at the end of the contract as long as the dates of the stay indicated in the contract have been kept. During the last two days of the tenant, the landlord has to revise the furniture and the equipment and has to present a report to ContactChile with the amount of open bills and the value of damages or loss of items that might have been caused by the tenant to the apartment and its belongings. ContactChile will revise this report together with both parties, deduct eventual charges from the security deposit and refund the remaining amount to the tenant by the same way and in the same currency it has been paid (except: Western Union), deducting possible banking fees. In the case of credit card payments, please check the conditions with your representative at ContactChile.
For rental periods of 1 month or longer, a Rental contract shall be prepared. By signing this contract the tenant accepts all its clauses. Therefore we strongly recommend reading it carefully before signing. For shorter periods, these General Conditions apply.
When renting an apartment in an Apart-Hotel, you may be required to leave a credit card voucher instead of a security deposit.
The tenant is obliged to maintain the lodging and shared furnishings or premises orderly and clean. The tenant shall be held responsible for any damage to, or loss of, items of furniture occurred during his or her stay; any damage shall be repaired by the participant and loss shall be replaced adequately.
The tenant is obliged to act according to local customs and comply with the rules of common life at the lodging. Any violation of the rules of common life, may result in the immediate ending of the contract.
In case that the reserved apartment should not be available upon arrival of the tenant due to unpredictable reasons or acts of god, ContactChile shall try to provide the tenant with an alternative apartment. However, if this is not possible, we shall refund the deposit and the agency fee.
In case that the tenant has to cancel his or her trip to Chile or desists from renting the previously reserved apartment for personal reasons or due to acts of god, ContactChile shall not return the previously paid rent or security deposit, unless an agreement is reached with the landlord. ContactChile shall return the agency fee to the tenant deducting 100.00 USD and banking fees.
